Presentation is Everything



Presentation is key in everything, I can confidently make that statement. But as it relates to my topic today its regarding real estate and specifically homes on the market. It has been my experience that as much people want the vehicles they intend to purchase to be serviced, the man their courting to be clean, and the food they eat to seem more than edible, they forsake presentation regarding the home sale and veiwings.
It is of the utmost importance that when you make your home available for veiwing that it is exactly that, available for viewing. That first impression you give those, so few and far between prospective buyers is paramount. They need to see everything at its best to the best of your ablility. There is a term used in the real estate industry call concealment which implies that you are withholding vital homebuying information form the buyer, I am in no way suggesting that this is what you do merely cleaning up your home and having things in their place.
The kids bedroom shouldn't be an obstacle course of toys and kid contraptions, your bedroom should not have bra hanging on the door and a big basket of dirty clothing in the bathroom. Your kitchen shouldn't have yesterday's left overs still on the stove and the dishes from yesterday's food still in the sink. Your lawn should be kept and you should ensure that your dog does not have the yard filled his left overs either.
These are things that sellers usually take for granted not realizing that these little things sell your home. I have personally experienced viewings where clients are turned off based on a dirty home, animals in the yard, and things of that sort.
In my opinion, the mindset to have is, I want to do everything in my power to give these prospective buyers the feeling that this could be a home they want to move in to, adopt that and you will do well.
